TERMS AND CONDITIONS

 
Apartments
 
1. The Eifel Apartments identified as Charlie, Peter and Guest are offered for holiday rental subject to confirmation of a Booking by us to you.
2. Except in the Kitchen & Dining Area smoking is not permitted inside the Apartment.
3. Should your party include disabled or other individuals with special needs you should first establish the suitability of the Apartment with us before finalising Booking.
4. No pets allowed.
 
Reservation and Booking
 
5. You can make a Provisional Reservation for an Apartment online by e-Mail or by telephone.
6. We will confirm your Provisional Reservation by e-Mail within 48 hours and attach a Booking Form and a formal request for the payment of the required holding Deposit.
7. The Provisional Reservation will be valid for 7 days from confirmation to allow time for your completion of the Booking form and the payment of your Deposit.
8. By submitting the completed Booking Form and making the Deposit payment you are formally agreeing to be bound by these terms and conditions.
9. Upon receipt of the completed Booking Form and Deposit we will send you a confirmation invoice and statement which is our formal acceptance of the Booking.
 
Payment of Booking Fees
 
10. The payment terms of the Booking Fee are as follows:
    •   30% Deposit payable at the time of booking; 
    •   Balance of 70% payable 4 weeks prior arrival;
    •   All payments shall be made in Euros unless otherwise agreed in advance between us.
11. If the Balance payment is not made by the due date we reserve the right to give notice in writing or by e-Mail that the reservation is cancelled.
 
Cancellation and Refunds
 
12. You will be entitled to refunds on the following terms if you cancel your Booking in writing or by e-Mail:
• For cancellation not less than 8 weeks prior to the date of your arrival then the Deposit and any   additional amounts paid in advance will be repaid in full. 
• For cancellation less than 8 weeks but not less than 4 weeks prior to the date of your arrival  then 50% of the Deposit will refunded and any additional amounts paid in advance will be repaid in full.
13. For cancellation less than 4 weeks prior to the date of your arrival your Deposit will not be refunded but if the Balance has been paid then this will be refunded in full. 
14. In the event of cancellation by your “no show” or leaving early there will be no refunds.
15. You are strongly advised to arrange comprehensive travel insurance including “cancellation” cover.
 
Occupation
 
16. The rental period shall commence at 15.00 on the day of arrival and shall continue until 11.00 on the day of departure. We are not obliged to offer the accommodation before the time stated for arrival and you shall not be entitled to remain in occupation after the time stated for departure.
 
Services
 
17. Clean bed linen will be provided at the commencement of the rental period and changed weekly. A small charge will be made for providing clean bed linen on a more regular basis.
18. Clean towels will be provided at the commencement of the rental period and changed every 4 days.
19. A range of cleaning materials and equipment is provided to facilitate you maintain the cleanliness of the Apartment.
 
Your Undertakings 
 
20. You agree to be considerate to other guests and to take good care of the Apartment. Although a final clean is included in the rental fee you agree leave the Apartment in a clean and tidy condition at the end of the rental period. 
21. You agree not to act in any way which would cause disturbance or engage in any unlawful activity on the premises during the rental period. If this condition is breached we reserve the right to exclude you and your party and to terminate the agreement without compensation.
22. You agree to report to us without delay any defects in the Apartment, breakdown in the equipment, plant and appliances in the Apartment and garden and any requirements for materials and utensils. We agree to make arrangements to repair and/or replace these items as soon as practicable.
23. We do not take a security deposit. However you agree to be held liable for any damage or loss caused to the Apartment and contents by any member of your party beyond that which is considered by us as to be general wear.
 
Disclaimer
 
24. We shall not be liable to you for:
• any any temporary defect or stoppage in the supply of public services to the Apartments or of any  equipment, heating plant or appliances in the Apartments;
• any any loss, damage, injury or inconvenience during your stay with us which is the result of matters beyond our reasonable control;
• any loss damage or inconvenience arising from any event beyond our reasonable control that gives cause for us to cancel your Booking. We will advise you immediately of the event and refund any payments made by you in full within 7 days and assist as far as practicable to find alternative accommodation for you.
25. Under no circumstances shall our liability to you exceed the amount paid to us for the rental period.
 
Web Site
 
26. Every effort is made to keep the web site and promotional material up to date. Accurate, minor changes may be made to Apartments and contents without notification. Significant changes will be advised.
